A Clear View Before You Travel
For every property I recommend, I prepare a personal video covering the surrounding area, its position relative to the town centre and local amenities, and the condition of the house itself, inside and out. Nothing is left out. We arrange an in-person viewing only once you are genuinely interested, so your trip to Italy is worthwhile.
Full Legal and Technical Due Diligence
Before you arrive, our technical office carries out a full check on the property: land registry records, building compliance, and any restrictions that could affect the sale. Nothing moves forward until everything is verified. For the notarial process, we work with several notaries across the Marche region, so we can select the most reliable solution for your situation. Every step is designed to protect your investment before you sign anything.

My Property Finder service is a fully tailor-made search: if you would prefer not to search on your own, I conduct an exclusive search on your behalf, including properties that are not listed with my agency.

Get Your Tax Code
Every foreign buyer needs an Italian tax code (codice fiscale) before signing anything — request it early through the Italian Revenue Agency or your consulate.
Does the Notary Speak Your Language?
This one answer decides everything that follows.
No Interpreter Needed
The notary receives the deed directly in your language and personally acts as translator.
You sign the Final Deed in person, in your own language.
An Interpreter Is Required
Chosen by you, they sign the deed together with you and the notary. A witness may also be requested by the notary — both the interpreter and the witness must be residents in Italy (or Italian citizens) and speak your language as well as Italian.
The interpreter translates the entire deed — often dozens of pages. More time, more cost.
Recommended
The interpreter translates only the Power of Attorney — about one page. Your lawyer signs the Final Deed for you, in Italian.
Final Deed (Rogito) — Ownership Transfers to You
Why we often recommend the Power of Attorney: translating one page costs far less — in time and in money — than translating an entire deed that can run to dozens of pages.
